Deferred Maintenance

Deferred maintenance refers to the repair, renewal or replacement of building and infrastructure components that have exceeded their useful life but have been postponed due to funding priorities, scheduling considerations or the need to coordinate work with future renovations and capital projects. Examples of deferred maintenance projects can include roofs, mechanical systems, electrical systems, utility infrastructure, building envelopes, elevators, accessibility upgrades and life safety systems.

Addressing deferred maintenance is essential to protecting the university’s facilities, ensuring safe and reliable environments for students, faculty, staff, and visitors, and preserving CMU’s significant investment in its physical assets. Proactively investing in deferred maintenance helps reduce long-term costs, improve energy efficiency, extend the life of buildings and infrastructure, and minimize disruptions to campus operations.

CMU identifies deferred maintenance needs through regular facility condition assessments (FCAs), which evaluate the condition of buildings and infrastructure across campus. These assessments help establish a Facility Condition Index (FCI) — an industry-standard metric used to assess building conditions and prioritize maintenance investments based on risk, operational impact, building value and alignment with university priorities.

Deferred maintenance projects are funded through annual university capital investments. Priority is given to projects that address life safety, critical infrastructure reliability, accessibility, building preservation, energy efficiency and the long-term stewardship of campus assets. By strategically investing these resources, CMU ensures that existing facilities remain functional, sustainable, and capable of supporting the university’s mission for years to come.
